An Investment in Accessible Luxury

Accessible luxury is one of the UK's most underserved leisure property markets. As demand for accessible holiday accommodation continues to outstrip supply, lodge ownership at Noah's Retreat represents a meaningful opportunity in a growing sector.

Ownership here works across three dimensions: lifestyle value — a private retreat you use yourself, on your own terms; rental income potential — the UK accessible holiday market is growing rapidly, with far less accessible accommodation than demand requires; and long-term asset consideration — a quality leisure asset in a well-maintained, professionally managed park.

  • A rapidly growing accessible holiday market with limited quality supply
  • Strong rental demand from disabled travellers, families, and support organisations
  • No overseas exposure — all the benefits of a second home without currency risk
  • A professionally maintained, gated park supporting long-term asset condition
  • Optional lodge management support for rentals when you're not in residence
  • Potential to offset running costs through short-term holiday lettings

Investment returns are not guaranteed. We recommend taking independent financial advice before purchasing.

Owning With Confidence

One of the most important parts of any ownership decision is understanding the ongoing commitment. At Noah's Retreat we believe in complete transparency. Your team will walk you through every cost before you commit — there are no surprises after handover.

Running Costs

Lodge ownership involves a number of predictable annual costs. Below are the typical categories to plan for; your sales consultant will provide current rates and indicative figures during your viewing.

  • Annual site / pitch fees (covering park maintenance, security, landscaping)
  • Utility connections (electricity, water, and drainage are metered individually)
  • Lodge insurance (buildings and contents)
  • Annual gas safety and electrical checks
  • Council tax does not apply to holiday lodges on a licensed park
  • Optional contents and personal liability cover

Finance Options

Purchasing a lodge does not always mean buying outright. Several specialist leisure finance options are available, and our team can introduce you to independent brokers who understand this sector.

  • Cash purchase — the simplest route; no interest and full ownership from day one
  • Leisure finance — specialist lodge mortgages and hire purchase products
  • Part-exchange — we may be able to part-exchange your existing lodge or caravan
  • Deposit and stage payments — available on selected plots
  • Charitable / organisational purchasing — bespoke arrangements available for registered charities and support organisations

Finance is subject to status and independent advice is recommended. Noah's Retreat does not provide financial advice.

Your Ownership Questions Answered

Buying a holiday lodge is a significant and exciting decision. Below we've answered the questions we hear most often from families, retirees, investors, and first-time buyers. If your question isn't here, our team is always happy to talk.

  • Do I own the lodge outright?

You own the lodge itself — the physical structure and its contents — but you hold a licence (not a lease or freehold) for the plot of land it sits on. This is standard for all UK holiday lodge parks and is set out clearly in your licence agreement.
  • What is the licence term and what happens when it ends?

Licence terms vary by plot and are confirmed before reservation. At the end of a licence term, it is typically renewable subject to the park's conditions at that time. Our sales team will explain the specific term for your chosen plot during your viewing.
  • Can I rent my lodge out when I'm not using it?

Yes — subject to the terms of your licence agreement. Many owners offset their running costs through short-term holiday lettings. We can introduce you to holiday letting management services if required. The accessible holiday letting market is one of the fastest-growing sectors in UK leisure tourism.
  • What are the site fees and are they fixed?

Site fees are reviewed annually and are payable to Noah's Retreat to cover park maintenance, security, landscaping, and shared facilities. Your consultant will provide the current year's site fee rate during your viewing. Fee increases are in line with industry norms and are communicated well in advance.
  • Can I get a mortgage or finance on a holiday lodge?

Traditional residential mortgages do not apply to holiday lodges, but specialist leisure finance products — including hire purchase and lodge loans — are available. We can introduce you to independent brokers experienced in this sector. Finance is subject to status.
  • Can I live in my lodge permanently?

Noah's Retreat lodges are licensed for holiday use, not permanent residential occupation. This is a legal requirement for holiday park licences. However, many owners use their lodge for extended and frequent stays throughout the year as a genuine second home.
  • Can I resell my lodge?

Yes — you may sell your lodge at any time, subject to the terms of your licence agreement. Resales through the park are common and we can assist with introducing prospective buyers. A resale commission may apply; your licence agreement will set this out clearly.
  • Is the park accessible for all visitors?

Absolutely. The entire park — from entrance and car parking to pathways, facilities, and communal areas — has been designed with accessibility at its core. Visitors and owners using wheelchairs, mobility aids, or requiring step-free access will find Noah's Retreat navigable and welcoming from the moment they arrive.
